Inspired By Water.Property Improvement Project
As of September 2022, the Pelican Beach Resort has commenced a waterproofing project on its exterior. To minimize disruption to guests and owners, a detailed plan has been devised to concentrate work on designated sections of the building at a time. However, there may be brief closures of some condominium balconies, grounds, and facilities during the course of the work. We will continue to update this message as advances are made in the project.
March 20, 2023 Update: All balconies will be available for use during Spring Break! The contractor will remove all of their equipment from the Gulf side of the building (stacks -07 to -11) from March 10 to April 17, 2023. Rental guests will have full use of balconies during this time frame.
Expect waterproofing project work on the walkways side of the building (north elevation) from March 16 to approximately May 1. Work will include pressure-washing and the application of sealants and coatings. This work will present some inconveniences but owners and renters will always have access to unit doors. Noise during the next four weeks will mainly be related to the pressure-washing process. They expect there to be little noise from grinders and other equipment associated with surface preparation and concrete repairs.
Work on the balconies of the -07 to -11 stacks will resume April 17 and be completed approximately May 6. Balconies of these stacks will be locked and furniture will be removed. Weather may cause changes in the schedule. Work will include the painting of railings on the lower floors and the application of coatings to the balcony/patio decks. Please keep in mind that the condo building immediately west of us, Regency Towers, is doing waterproofing work, too, and generating noise from concrete repairs. Please advise your renters that we have no control over this noise.

Open. Fitness room has a new flooring along with new treadmills, ellipticals and a recumbent bike. Steam Room was completely remodeled with new tiles and door.
The swimming pool at our sister property, The Terrace, is open and available for use by Pelican renters. The pool is about a 5-minute walk from the Pelican main lobby.

The waterproofing renovation only effects the exterior of the property. The renovation project affects all units at Pelican Beach Resort. If you are contemplating renting directly with an owner (Vrbo, etc.) or an off-site third-party management company, this schedule affects these units as well.
The following is an overview by condominium based on the unit number. Example: “Unit 701” is Floor 7, Unit Number (Stack) 01.

• Balcony furniture will be returned as soon as possible to balconies after the "Finishing" date shown for each numbered stack. It may take 1-4 days, or more, after the "Finishing" date for balcony furniture to be returned.
• If a balcony needs additional work, guests will NOT have access to the balcony and the balcony furniture for that unit will NOT be returned along with the furniture of other units in the same stack. It will be returned as soon as the engineers for the project tell us the balcony is ready for use.
• All dates in the schedule above are based on "perfect working conditions." This means that fog, high winds, rain and high humidity are likely to change these dates. Other factors may also affect the schedule.
